What to Expect with a Home Inspection

When you call Carl, you are able to speak to the inspector who will be actually performing the inspection, not a secretary or an inexperienced employee. You are invited to ask any questions about the process.

Once you have booked the inspection and confirmed a date and time, you may sit back and relax as Carl will take care to find what you need to make the most informed decisions.

Carl arrives and usually spends 2-3 hours going through the home with a fine-toothed comb. You are welcome to follow him as he inspects the home so you may see for yourself what you are buying, but your presence is not necessary as Carl will provide a thorough inspection report detailing problem areas, complete with photos.

Please remember that home inspections are not home appraisals; they do not provide the value of your home, but list problems that can impact value and that you can use to make the best decisions.

Following the inspection, a report is available usually within 24 hours, and quite often on the same day. Carl will e-mail the report to the buyer and the selling agent (if applicable), and is available to personally explain the report so that any questions you may have are addressed.

At this point, you are well-informed and prepared to make the best decision for you and for your family. Following the inspection, and even after you have moved in to your new home, you are welcome to call Carl about any new questions that may arise.
